Non-emergency calls “out of hours” will be chargeable to yourself* these will need to be politely honoured.
(*typical charge to answer a call is £25-35 plus VAT, plus any further labour or materials costs on top).
If deemed tenant’s responsibility to pay for the call and any subsequent labour or materials, a charge will be raised against the tenants account and the tenant notified of this. Their balance to pay will continue to show this charge until it is settled.

Occasionally there is need for out of hours tenant assistance. For example, a leak or a break in at the tenant’s address and the tenant needs some help outside of normal office hours.
LetsLiveLeeds has an out of hours maintenance line. Tenants are given this number as part of our management services.
Tenants are warned that out of hours calls are chargeable should the issue be deemed as tenant’s responsibility.
Should the contractor receive a call from the tenant the call will automatically be chargeable.
The call out representative will assess if the tenant is responsible for paying the call or the Landlord. They will gather as much information as possible. They will inform the tenant if it is classed an emergency or not. They will take further action appropriately.
